What is a North Carolina flat fee MLS listing?
A North Carolina flat fee MLS listing allows homeowners to list their property on the local MLS for a low flat fee up front instead of paying a traditional real estate commission.
How Is This Different From Hiring a Traditional Real Estate Agent?
With a traditional listing agent you pay 2.5-3% of your sale price (often $9,000-$20,000+ depending on your home price) for them to list your property on the MLS and handle showings and negotiations. But the reality is that most listing agents simply put your home on the MLS and wait for buyer’s agents to bring offers to present to you. With our service you get the same MLS exposure for a flat fee, then you handle showings and negotiations yourself. You’re still in full control and you choose what compensation you’d like to offer a buyer’s agent that brings in offers.
How Much Does It Cost?
We offer four MLS listing packages:
Bronce Package – $269: 6 months on the MLS with 6 pictures and all state required disclosures & forms included.
Silver Package – $299: 6 months on the MLS with 25 picture and maximum syndication to all major real estate sites.
Gold Package – $329: 6 months on the MLS with up to 50 or MAX MLS pictures (pictures help sell homes).

Are There Buyer's Agent Commissions?
Yes. If an agent brings a buyer, you only pay the buyer’s agent a commission if you accept the offer. You decide how much commission to offer as part of the MLS listing process. The commission you’re willing to pay is stated on the MLS listing. It is not negotiated on an agent by agent basis. We recommend offering a commission between 2 – 3% since your listing will be competing with others for agent’s attention.

What To Expect After I Pay For My North Carolina Flat Fee MLS Listing?
After you sign-up and pay for your North Carolina Flat Fee MLS Listing your broker’s office prepares your North Carolina MLS paperwork then emails it over to you. Sometimes you will receive the MLS listing docs within 15 minutes, and sometimes it can take a few hours if the broker is preparing docs for other happy North Carolina For Sale By Owner customers.

How long will my listing remain active?

Can I Cancel My Order?
Yes, as long as your property has not already been listed on the MLS you may cancel your order at anytime by simply (CALLING) customer service at 800-699-4480.
How does the MLS help sell my property?
Listing a property on The MLS notifies all agents that your property is for sale. Over 80% of buyers are represented by agents’ you must connect with them to get the maximum number of offers. The best way to connect with 80% of potential buyers is by listing on The MLS.
The fact is that most seller’s agents do not look for buyers; they simply list a property on The MLS and then speak with buyer’s agents who find the property listed there. Which North Carolina Real Estate Selling Forms Do I Need?
North Carolina requires the Residential Property And Owners’ Association Disclosure Statement (RPOADS), the Mineral and Oil and Gas Rights Disclosure Statement, and the federal Lead-Based Paint Disclosure (if built before 1978) and other property specific disclosures depending on your home’s characteristics which are all provided to you. You will receive everything you need to comply with North Carolina law.
